Boone County – 1841 Holbrook Ln, end of Lariat Way: zoning change from Residential 1 to Planned Development (multi-family) to build 139 attached single-family (24 single story, reminder multi-story) and 157 multi-family, multi-story units. All units will be rental. Only access is through the existing subdivision of $400K to $500K homes. Requesting entity is the original single-family developer, under a new LLC, which had committed in writing to single family owners not to build multi-family. More than 40 spoke in opposition. Standing room only opposition at Tech Committee. Large opposition crowd at Business Meeting. Staff indicated a light would be required on Camp Earnst, but KYTC would never allow one. Final Action: denied unanimously; goes to Fiscal Court.

Boone County – 10637 Dixie Hwy, Walton, behind the I-75 N rest area: change from Suburban Res to Urban Residential to allow 312 multi-family units on 19 acres. Louisville developer citing need for more affordable housing. No opposition speakers. Rent: $1100/month,1 bedroom.  School board was asked for assessment but has not appeared. Questions regarding Dixie Highway access and sidewalks. Final Action: passed 12-1 in favor; goes to Fiscal Court.

Boone County – 3005 Verona Mudlick Rd.: change in concept and buffer limits to increase farm equipment storage on 2.06 acres. Adjacent neighbor opposed and requested buffer landscaping. Members questioned how much inside and outside, paved and graveled. Condition of substantial evergreen landscaping added. Final Action: passed unanimously.

Boone County – Northeast corner of North Bend and Conrad: change 6.3 acres from Rural Suburban to Industrial 1 to allow 30K sq ft multi-tenant flex space, a future development site, reduced buffer zones and Active Recreation use permit. Public Hearing: Nov 6, 7:30pm.

Boone County – North side of Conrad Ln across from Carryback Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned Industrial. Tech Committee: deferred to Nov 20, 5pm. Final Action: unclear.

Boone County – 10013-10033 Lakeside Dr, Florence (Mount Zion exit): change 1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive through. Allows a Wendy’s adjacent to the just approved McDonalds.  Tech committee required traffic study; rescheduled. Tech Committee: deferred to No 20, 5pm. Final Action: Dec 4, 7pm.

Boone County – 3252-3278 Idlewild Rd.: change 5.3 acres from Ag Estate to Rural Suburban to allow an additional family member to build a home. Because of entrance to Idlewild, KYTC will have to approve the driveway location. KYTC contacted but has not responded. Tech Committee: passed unanimously. Final Action: Nov 6, 7pm.

Florence – 1401 Fountain Dr.: change 2.3 acres from Ind 1 to Suburban Res 2 to allow an existing metal building to be rehabbed into six attached units plus building a garage for 8 cars. Garage has been reduced due to lack of space. No opposition. Renting for $1300/month per unit. Tech Committee: passed unanimously. Final Action: Nov 6, 7pm.

Florence – 5935-45 Merchants St.: change zoning of Houston-Donaldson corridor from Office to Commercial to allow 62K sq ft hotel on 5.3 acres. Public Hearing: Nov 6, 7:30pm.

Local Government Zoning Amendment Proposals

County – Zone text changes for vehicle charging stations and gasoline filling stations. Final Action: passed unanimously.

County, Graves Rd corridor – Fiscal Court requests amendments to allow mini warehouse as a conditional use. Public Hearing: Nov 6, 7:30pm.

County – Planning and Zoning Commission requests amendments relative to solar energy and storage battery facilities. Public Hearing: Nov 6, 7:30pm.

County – Long Range Planning/Comprehensive Plan Committee has a website to inform the public. Public meetings: Main Library Nov 7; Belleview Baptist Church Nov12; Union Fire Station Nov 21.
