Boone County – Northeast corner of North Bend and Conrad: change 5.3 acres from Rural Suburban to Industrial 1 to allow 30K sq ft multi-tenant flex space, a future development site, reduced buffer zones and Active Recreation use permit. Use plans include brewery/taproom, coffee/doughnut, pickle ball court, flag football.  Four spoke against but a large crowd. Conditions will not allow truck repair or warehousing and require landscaping to shield residents on south side of Conrad. Traffic study by KYTC required with desire for KY 237 entrance. Tech Committee passed unanimously. Final Action Dec 4, 7 pm.

Boone County – North side of Conrad Ln across from Carryback Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Tech Committee deferred month to month, up to 4 months. Final Action unclear.

Boone County – 10013-10033 Lakeside Dr., Florence, Mount Zion exit: change 1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive through. Allows a Wendy’s adjacent to the just approved McDonald’s.  Tech committee required traffic study. Owners have negotiated access to Demia, Way which has a light at one end, but signage is required. Tech Committee passed unanimously. Final Action Dec 4, 7 pm.

Boone County – 8369 Locust Grove Rd.: change 37 acres from Agriculture and Suburban to Agricultural Estate to allow two additional building lots. Public Hearing Dec 4,7:30 pm.

Florence – 5935-45 Merchants St.: change zoning of Houston-Donaldson corridor from Office to Commercial to allow 62K sq ft Hilton hotel on 5.3 acres. No opposition. Conditions discussed included adding sidewalks and lots of landscaping to shield adjacent residential. Tech Committee passed unanimously. Final Action Dec 4, 7 pm.

Florence – 45 Cavalier Dr.: change concept in Planned Development for 8.8 acres and existing building (Remke) to be used for life learning skills, daycare and medical office. Public Hearing Dec 4, 7:30 pm.

Florence – 8109 US Highway 42: change zoning from Suburban Residential and Office 2 to Commercial Services for 1.56 acres for drive through-only coffee shop. Public Hearing Dec 4, 7:30 pm.

Florence – 4990 Houston Rd. (Meijer parking lot). Change concept in Planned Development to .16 acres to expand electric vehicle charging. Public Hearing Dec 4, 7:30 pm.

Florence – 430 Meijer Dr. (formerly a fitness center): High Stakes Harley Davidson will convert to a sales center. Tech Committee passed unanimously. Final Action: passed unanimously; proceeds to Florence City Council.

Local Government Zoning Amendment Proposals

Walton – Zoning text change adding “small scale sales or leasing of new and used motor vehicles requiring the storage of no more than 50 vehicles on the premises.” Public Hearing Dec 4, 7:30 pm.

County, Florence, and Union – Zoning for medical cannabis is required early in 2025. Agenda Item for January 8 and January 22.

County, Graves Rd. Corridor – Fiscal Court requests amendments to allow mini-warehouse as a conditional use. Conditions added but not recorded. No opposition. Tech Committee passed unanimously. Final Action Dec 4, 7 pm.

County – Planning and Zoning Commission requests amendments relative to solar energy and storage battery facilities. Conditions added to ban solar farms in Boone County and allow only on individual roofs. Tech Committee passed unanimously. Final Action Dec 4, 7 pm.

County – Long Range Planning/Comp Plan Committee has a website to inform the public.
