Boone County – North side of Conrad Ln across from Carry Back Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded, with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Tech Committee deferred to Jan 22, 5:30 p.m. Final Action deferred to Feb 5, 7 p.m.
Boone County – 8369 Locust Grove Rd.: change 37 acres from Agriculture and Suburban to Agricultural Estate to allow two additional building lots. Only four other homes on Locust Grove and all oppose because the only access is a gravel road maintained by the four owners, not by the county. A surveyor’s report was provided showing access via the gravel road. Final Action: passed unanimously.
Boone County – 10855 Dixie Hwy: change of concept for 6.7 acres, with existing commercial building to increase by 6400 sq ft, and two buildings added, one 28,500 sq ft and the other 11,000 sq ft. Variance on buffer yard width to zero. Public Hearing: Feb 5, 7:30 p.m.
Boone County – 1681 Erlanger Rd, southwest corner of I-275 and Mineola Pike: change from Rural Suburban to Commercial 2 on 2.8 acres covering multiple existing lots to allow 6,000 sq ft restaurant and 2,800 sq ft drive-through restaurant. Public Hearing: Feb 5, 7:30 p.m.
Boone County – Frogtown Connector between Richwood Rd and Frontage Rd: amend the Zoning Map from Commercial 4 to Office 2 and then request a variance from Office to allow 4-story, 109-room hotel with buffer yard reduced from 20 ft to 4 ft. Public Hearing: Feb 5, 7:30 p.m.
Florence – 45 Cavalier Dr.: change concept in Planned Development for 8.8 acres and existing building to be used for life learning skills, daycare and medical office, specifically for autistic teens and adults. No opposition. Applicant agreed to landscaping by a professional and buffer yard requirements. Final Action: passed unanimously; goes to Florence.
Florence – 8109 US Highway 42: change zoning from Suburban Residential and Office 2 to Commercial Services for 1.56 acres for drive through-only coffee shop. Requires demolition of two houses of historic significance. No business meeting opposition; previous opposition due to traffic on and off US 42 and backing up to residential on LaCresta. Underground detention required. Conflicts with the 2040 plan. Applicant agreed to US 42 ingress only, right-only egress to US 42, and egress to LaCresta only to access light. Add sidewalk on LaCresta, a 6’ privacy fence and limitations on signs and lighting. Final Action: passed 12-1 (Szurlinski opposing); goes to Florence.
Florence – 4990 Houston Rd. (Meijer parking lot): change concept in Planned Development to .16 acres to expand electric vehicle charging by four stations. Additional landscaping planned. No opposition. Final Action: passed unanimously; goes to Florence.
Florence – 8534 US Highway 42: change of concept for .97 acres to allow different signage (same as adjacent McDonald’s) for Mike’s Car Wash. Tech Committee: Jan 22, 5 p.m. Final Action; Feb 5, 7 p.m.

Hebron – Airport exit, 571/572 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stop and stack (longer term) parking and add 2.02 acres of commercial parking. A traffic impact study is required including an accident report for the previous three years. Applicant is requested to meet with the county engineer and airport. A meeting waiver from the January 22 Tech Committee is suggested. Tech Committee: March 5, 5 p.m. Final Action unclear.
Bellview – 5856 Burlington Pike: change zoning from Surface Mining I3 to Agriculture 1 for 28.4 acres to yield 32.2 acres and allow one additional building lot for family member. No opposition. Tech Committee: Jan 22, 5 p.m. Final Action: Feb 5, 7 p.m.
