Boone County – North side of Conrad Ln across from Carryback Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Tech Committee deferred to Jan 25, 5:30 pm. Final Action unclear.

Boone County – 8369 Locust Grove Rd.: change 37 acres from Agriculture and Suburban to Agricultural Estate to allow two additional building lots. Only four other homes on Locust Grove and all oppose because the only access is a gravel road maintained by the four owners, not by the county. A surveyor’s report was provided showing access via the gravel road. Tech Committee: Passed 4-0. Final Action: Jan 8, 7 pm.

Florence – 45 Cavalier Dr.: change concept in Planned Development for 8.8 acres and existing building to be used for life learning skills, daycare and medical office, specifically for autistic teens and adults. No opposition. Applicant agreed to landscaping by a professional and buffer yard requirement. Tech Committee: Passed 4-0. Final Action: Jan 8, 7 pm.

Florence – 8109 US Highway 42: change zoning from Suburban Residential and Office 2 to Commercial Services for 1.56 acres for drive through-only coffee shop. Requires demolition of two houses of historic significance. Lots of opposition due to traffic on and off US 42 and backing up to residential on LaCresta. Underground detention required. Conflicts with the 2040 plan. Applicant agreed to right-only egress to US 42 and egress to LaCresta only to access light, sidewalk on LaCresta, and a 6’ privacy fence. Tech Committee: Passed 4-0. Final Action: Jan 8, 7 pm.

Florence – 4990 Houston Rd. (Meijer parking lot): change concept in Planned Development to .16 acres to expand electric vehicle charging by four stations. Additional landscaping planned. No opposition. Tech Committee: Passed 4-0. Final Action: Jan 8, 7 pm.

Florence – 8534 US Highway 42: change of concept for .97acres to allow different signage for Mike’s Car Wash. Public Hearing: Jan 8, 7:30 pm.

Hebron – Airport exit, 571/572 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stop and stack (longer term} parking and add 2.02 acres of commercial parking.   A traffic impact study is required. Public Hearing: Jan 8, 7:30 pm.

Belleview – 5856 Burlington Pike: change zoning from Surface Mining I3 to Agriculture 1 for 28.4 acres to yield 32.2 acres and allow one building lot. Public Hearing: Jan 8, 7:30 pm

Local Government Zoning Amendment Proposals

Walton – Zoning text change adding “small scale sales or leasing of new and used motor vehicles requiring the storage of no more than 50 vehicles on the premises.” Tech Committee: Passed in special session. Final Action: Jan 8, 7 pm.

County, Florence, and Union – Zoning for medical cannabis is required early in 2025. Agenda Item for Jan 8 and Jan 22.
