Planning & Zoning December 4
Boone County – Northeast corner of North Bend and Conrad: change 5.3 acres from Rural Suburban to Industrial 1 to allow 30K sq ft multi-tenant flex space, a future development site, reduced buffer zones and Active Recreation use permit. Use plans include brewery/taproom, coffee/doughnut, pickleball court, flag football. Four spoke against but a large crowd. Conditions will not allow truck repair or warehousing and require landscaping to shield residents on south side of Conrad. Traffic study by KYTC required with desire for KY 237 entrance. Conditions accepted. Final Action: passed unanimously.
Boone County – North side of Conrad Ln across from Carryback Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Final Action: Jan 8, 7 pm.
Boone County – 10013-10033 Lakeside Dr., Florence, Mount Zion exit: change 1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive through. Allows a Wendy’s adjacent to the just approved McDonald’s. Tech committee required traffic study. Owners have negotiated access to Demia Way, which has a light at one end, but signage is required. Final Action: passed unanimously.
Boone County – 8369 Locust Grove Rd.: change 37 acres from Agriculture and Suburban to Agricultural Estate to allow two additional building lots. Only four other homes on Locust Grove and all oppose because the only access is a gravel road maintained by the four owners, not by the county. Need to provide proof. The applicant has right-of-way access and is able to improve the road. Tech Committee: Dec 18, 5 pm. Final Action: Jan 8, 7 pm.
Florence – 1336 Hansel Dr.: request for different signage. Final Action: passed unanimously.
Florence – 5935-45 Merchants St.: change zoning of Houston-Donaldson corridor from Office to Commercial to allow 62K sq ft Hilton hotel on 5.3 acres. No opposition. Conditions of adding sidewalks, lots of landscaping and restricted lighting to shield adjacent residential accepted. Final Action: passed unanimously. Goes to City of Florence.
Florence – 45 Cavalier Dr.: change concept in Planned Development for 8.8 acres and existing building to be used for life learning skills, daycare and medical office, specifically for autistic teens and adults. No opposition. Board suggested improving landscaping. Tech Committee: Dec 18, 5 pm. Final Action: Jan 8, 7pm.
Florence – 8109 US Highway 42: change zoning from Suburban Residential and Office 2 to Commercial Services for 1.56 acres for drive through-only coffee shop. Requires demolition of two houses of historic significance. Lots of opposition due to traffic on and off US 42 and backing up to residential on LaCresta. Underground detention required. Conflicts with the 2040 plan. Tech Committee: Dec 18, 5 pm. Final Action: Jan 8, 7pm.
Florence – 4990 Houston Rd. (Meijer parking lot). Change concept in Planned Development to .16 acres to expand electric vehicle charging. Additional landscaping planned. No opposition. Tech Committee: Dec 18, 5pm. Final Action: Jan 8, 7 pm.
Florence – 8534 US Highway 42: change of concept for .97acres to allow different signage for Mike’s Car Wash. Public Hearing: Jan 8, 7:30 pm.
Hebron – Airport exit, 571/572 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stop and stack (longer term} parking and add 2.02 acres of commercial parking. A traffic impact study is required. Public Hearing: Jan 8, 7:30 pm.
