Boone County – North side of Conrad Ln across from Carry Back Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded, with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Being at the end of the main east/west runway, noise is likely so a report from the airport is required. Applicant warned the six-month assessment period is about to expire. Boone County – North side of Hathaway Rd at Meiman Rd: change the status of two acreages, 18.8 acres and 81 acres, from Suburban Residential 1 to Planned Suburban Residential to allow construction of a 13,000 sq ft event center among single family residential. Public Hearing: April 2, 7:30 p.m.
Boone County – Northeast side of Paddock Rd between Stirrup Ln and Richwood Rd: amended from Employment Planned Development to Commercial Services for 20 acres, with building height increased to 70 ft for a 5-story, 125-room hotel and allow future unspecified development. Three adjacent homeowners spoke against, and the committee thought five stories was too tall. Rationale is that since the property is low, five stories would not be problematic. Conditions include 100 ft buffer, trees on the berm and sidewalks. Final Action: April 2, 7 p.m.
Florence – 56 and 58 Cavalier Dr: change current Suburban Residential and Office to Office Planned Development for 2.06 acres to allow construction of 4-story, 122-room extended stay hotel. Signage only on building. No opposition. Tech Committee: passed unanimously. Final Action: April 2, 7 p.m.
Florence – Between 7673 and 7777 Burlington Pike, southwest corner of Burlington Pike and Ewing Blvd: amend planned development of Office for .698 acre to keep existing designation of vehicle sales/delivery/pick-up and now add cabin/shed sales and flower shop. Questions from Florence representatives. Approved for carplex but another Tech Committee review will be required to convert to cabins and flower sales. Tech Committee: passed unanimously. Walton – 13019 Walton Verona Rd: zoning amendment for the present 18-acre truck stop to add a 10,700 sq ft maintenance facility and tire retail, keeping present signage and adding signage as allowed by C3 zoning.32 truck parking spaces would be removed. Committee is concerned about worsening congestion in an already problematic area. One nearby resident spoke against. Applicant has to contact KYTC. Traffic problems were rationalized because trucks are already using the site. Tech Committee: passed unanimously. Final Action: April 2, 7 p.m.
