Boone County – North side of Conrad Ln across from Carry Back Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded, with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial. Tech Committee: March 19, 5 p.m. Final Action: April 2, 7 p.m.

Boone County – North side of Hathaway Rd at Meiman Rd: change the status of two acreages, 18.8 acres and 81 acres, from Suburban Residential 1 to Planned Suburban Residential to allow construction of a 13,000 sq ft event center among single family residential. Public Hearing: April 2, 7:30 pm.

Boone County – 10855 Dixie Hwy: change of concept for 6.7 acres, with existing commercial building, Indian Motorcycle of Northern Kentucky, to increase by 6400 sq ft, and two buildings added, one 28,500 sq ft and the other 11,000 sq ft. Variance on buffer yard width to zero. No opposition. Final Action: passed unanimously.

Boone County – 1681 Erlanger Rd, southwest corner of I-275 and Mineola Pike: change from Rural Suburban to Commercial 2 on 2.8 acres covering multiple existing lots to allow 6,000 sq ft restaurant and 2,800 sq ft drive-through restaurant. Adjacent families spoke against; agreed to conditions on access and landscaping to buffer existing homes. Final Action: passed unanimously.

Boone County – Frogtown Connector between Richwood Rd and Frontage Rd: amend the zoning map from Commercial 4 to Office 2 and then request a variance from Office to allow a 4-story, 109-room Extended Stay hotel with buffer yard reduced from 20 ft to 4 ft. No one spoke against. Building material samples have been requested by the tech committee. Final Action: passed unanimously.

Boone County – Northeast side of Paddock Rd between Stirrup Ln and Richwood Rd: amended from Employment Planned Development to Commercial Services for 20 acres, with building height increased to 70 ft for a 5-story, 125-room hotel and allow future unspecified development. Three adjacent homeowners spoke against and the committee thought five stories was too tall. Tech Committee: March 19, 5 pm. Final Action: April 2, 7 pm.

Florence – 7303 Turfway Rd, previously site of Krispy Kreme: change of concept to allow .56 acre to be used for a drive through-only coffee shop with variance for less setback and buffer yard. No opposition. Condition letter was signed. Final Action: passed unanimously.

Florence – 6809 Burlington Pike, across from the now-closed Frisch’s: change commercial status to allow .35-acre existing building to be a medical marijuana dispensary. Requires zoning map amendment and conditional use permit; lies beyond school/church zone. No one spoke against. Final Action: passed unanimously.

Florence – 56 and 58 Cavalier Dr: change current Suburban Residential and Office to Office Planned Development for 2.06 acres to allow construction of 4-story, 122-room Extended Stay hotel. No opposition. Tech Committee: March 25, 5 pm. Final Action: April 2, 7 pm.

Florence – Between 7673 and 7777 Burlington Pike, southwest corner of Burlington Pike and Ewing Blvd: amend planned development of Office for .698 acre to keep existing designation of vehicle sales/delivery/pick-up and now add cabin/shed sales and flower shop. Questions from Florence representatives. Tech Committee: March 19, 5 pm. Final Action: April 2, 7 pm.

Hebron – Airport exit, 571/572 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stop and stack (longer term) parking and add 2.02 acres of commercial parking. A traffic impact study is required including an accident report for the previous three years. Applicant is requested to meet with the county engineer and airport. Concern expressed about trucks backing up on I-275. Access will be from Hetzel Dr only. Final Action: passed unanimously.

Walton – 13019 Walton Verona Rd: zoning amendment for the present 18-acre truck stop to add a 10,700 sq ft maintenance facility and tire retail, keeping present signage and adding signage as allowed by C3 zoning. 32 truck parking spaces would be removed. Committee is concerned about worsening congestion in an already problematic area. One nearby resident spoke against. Applicant has to contact KYTC. Tech Committee: March 19, 5 pm. Final Action: April 2, 7 pm.
