Boone County – Terminus of Sherwood Lakes Dr (off Mount Zion): change of concept from present Residential 1 to allow 162 multi-family units on 13.8 acres. Adjacent to single family subdivision. Only road in is privately maintained by HOA, which opposes. Rationale: need for affordable housing. Only one person spoke in opposition. Final Action: passed unanimously.
Boone County – 1841 Holbrook Ln, end of Lariat Way: zoning change from Residential 1 to Planned Development to build 139 attached single-family (24 single story, 115 multi-story) and 157 multi-family, multi-story units. All units will be rental. Only access is through the existing subdivision of $400K to $500K homes. Requesting entity is the original single-family developer, (under a new LLC), which had committed in writing to single-family owners not to build multi-family. More than 40 spoke in opposition. Delayed because of many people protesting. Tech Committee: rescheduled to Sept 18, 5 pm. Final Action: unclear.
Boone County – 9692 Camp Ernst Rd: change of concept for single-family subdivision to increase to 14 lots from existing 12. Tech Committee: passed unanimously with some conditions. Final Action – Sept 18, 7 pm.
Boone County – North side of Conrad Ln across from Carryback Dr.: change 11.8 acres from Ind1 to allow 68 units in 6 buildings. Public Hearing – Oct 2, 7:30 pm.
Boone County – 10637Dixie Hwy, Walton, behind the I-75 northbound rest area): change from Suburban Residential to Urban Residential to allow 312 multi-family units on 19 acres. Louisville developer. No opposition speakers. Rationale: need for more affordable housing ($1,100/month for one-bedroom unit). Tech Committee: Sept 18, 5 pm. Final Action: Oct 2, 7 pm.
Boone County – 10013-10033 Lakeside Dr, Florence (Mount Zion exit): change1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive through. Allows a Wendy’s adjacent to the just approved McDonald’s. Tech Committee – Sept 18, 5 pm. Final Action: Oct 2, 7 pm.
Boone County – 3005 Verona Mudlick Rd: change in concept and buffer limits to increase farm equipment storage on 2.06 acres. Adjacent neighbor opposed and requested buffer landscaping. Members questioned how much inside vs outside, paved and graveled. Tech Committee: Sept 18, 5 pm. Final Action: Oct 2, 7 pm.
Florence/Boone County – 9104-9108 Gunpowder Rd: change zoning from Suburban Residential to Urban Residential to allow 284 multi-family condo units on 28 acres, with 10 acres in Florence, which has strict multi-family requirements. Lots of opposition, as the area is surrounded by single family homes ($300K to $350K). Condos will sell for $225K to $250K. Traffic is the major concern since the state will only start consideration of widening Gunpowder this fall. This development does not comply with the 2040 Comprehensive Plan. Rationale: need for empty-nester affordable housing. Final Action: tie vote. No recommendation; sent to Fiscal Court and Florence Council.
Florence – 1401 Fountain Dr: change 2.3 acres from Ind 1 to Suburban Res 2 to allow an existing building to be rehabbed into 5 attached units plus building a garage for 8 cars. Public Hearing: Oct 2, 7:30 pm.
