Planning & Zoning December 6 & 20

December 20, 2023

Burlington – SW Corner of Burlington Pike & KY237: Move Ammon Nursery south on KY237 on 67 acres to allow 324 apartments in nine three-story buildings on 14+ acres. KYTC denied traffic light across from Patrick Dr., requiring access only on Biel Rd, which was considered a deal killer at Tech Committee on Nov. 29.  Truck access for nursery moved south on 237. Final approval unanimous, leaving the hard decision to Fiscal Court.

Burlington – 5001 Burlington Pike: 205-ft-tall cell tower. Adjacent owner is concerned about property value and health risk. Commission indicates federal agency won’t allow local consideration of these two issues for FCC projects. Final approval unanimous without going to Fiscal Court.

Union – 9541 US 42, corners of 42 & Childrens Way and Childrens Way & Union Promenade: Change Planned Dev to allow two lots, 2.5+ acres, for grocery store. Two were allowed to speak against. Final approval unanimous.

Union/Boone County – 2063 Hathaway Rd: Change 41.4 acres from Rural Estates to Suburban Residential to allow 196 single family, two-family, and attached apartments/condos by Fisher Homes.  KYTC requires entry further west. Tech committee passed unanimously on Dec 20. Action Date, Jan. 3, 7 p.m.

Union/Florence – NW corner US42 & Farmview Dr and Old US42 & Farmview Dr: Change PD to allow 56,000 sq ft grocery store (rumored to be Publix) and outlots. Opposition gave up. Florence has to approve traffic since it straddles Union/Florence line. Final approval unanimous with many conditions.

Florence – 5885 Merchants St: Gordon Food Service asked to add freezer space in back of building. Tech Committee passed unanimously Dec. 6.

Boone County/Florence – 1113 Boone Aire: Change 1.4 acres from Office1 to Commercial3 to allow adjacent land owned by same owner to have same zoning. Final approval Unanimous.
