Boone County – Southeast corner of Schmidt Ln and Richwood Rd, Jake’s Farm: change 34.87 acres from Ag Estates to Suburban residential for either Option A (147 units in 24 buildings, 4 detached houses, 56 units in 14 buildings and 87 units in 6 buildings) or Option B (69 detached single-family houses).  Lots of residents oppose, especially Option A, having engaged a zoning attorney. Residents will have to appeal to the Fiscal Court. Developer has threatened to convert the land to free-range pig farm if not approved. Denied. Fiscal Court did not accept the Planning and Zoning recommendation, but a related request may return.

Boone County – 460-478 Davis Ln, Walton (Richwood Rd. at Grand National): setback and sign variances to allow 28,000 sq ft, commercial, 5-building complex. Intent stated to be one or more restaurants.  Adjacent adult care facility spoke for and one resident spoke against. Tech committee got concession of only one national franchise restaurant, a traffic study, and sight barriers to parked cars from Richwood Rd. Final Action: passed unanimously.

Boone County – Southwest termination of Man O War, Richmond Rd: change from Public Facilities on land originally controlled by St. Elizabeth to Single Family Residential, 16 acres/34 homes incorporated into Triple Crown. No one spoke against. Tech Committee July 24, 5pm. Final Action Aug 7, 7 pm.

Boone County – 3331-3333 Mineola Pike: Corporex requests change re: remaining houses along Mineola from Rural Suburban Residential to C2 commercial, 5.7 acres/37,300 sq ft/6 buildings. Multiple reductions in setback from 50-60 ft to 10 ft. No one spoke against. Tech Committee July 24, 5pm. Final Action Aug 7, 7pm.

Hebron – airport exit, 571/527 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stack (longer term} parking and add 2.02 acres of commercial parking.  A traffic impact study is required. Tech Committee July 24, 5pm. Action Date Aug 7, 7pm.

Hebron – Graves Rd and Worldwide Blvd: change residential and commercial zoning to allow 53-acre, 115,000 sq ft, 6-building commercial complex, with one being a truck stop without showers. Affects Treetop Ln, Williams Rd., Water Tower Dr. Tech committee required no 18-wheeler fueling, allowed one auto repair, 30-ft lighting. Final Action: passed unanimously.

Florence – terminus of Sherwood Lakes Dr (off Mount Zion): change of concept from present Residential 1 to allow 162 multi-family units on 13.8 acres. Public Hearing Aug 7, 7:30pm.

Florence/Boone County – 9104-9108 Gunpowder Rd: change zoning from Suburban Residential to Urban Residential to allow 284 multi-family units on 28 acres. Public Hearing Aug 7, 7:30pm.

Union/Boone County – 9692 Camp Ernst Rd: change concept to allow 14 single family houses rather than 12. Public Hearing Aug 21, 7:30pm.

Burlington/Boone County – Camp Ernst Rd between 1841 Holbrook and Lariat: change zoning from Suburban Residential to Suburban Planned Residential to allow 139 attached single family units and 157 multi-family units. Public Hearing Aug 21, 7:30pm.

Planning & Zoning Personnel – Of the present three staff members—Todd Morgan, Michael Schwartz, and recently hired Steve Lily—who review and interact with applicants, Todd Morgan is leaving and a replacement is sought.
