Boone County – Terminus of Sherwood Lakes Dr (off Mount Zion): change of concept from present Res 1 to allow 162 multi-family units on 13.8acres adjacent to single family subdivision. Only entry/exit road is privately maintained by HOA, which opposes. Rationale: needed for affordable housing. Tech Committee: passed unanimously. (Private access road issue was ignored.) Final Action: Sept 4, 7pm.

Florence/Boone County – 9104-9108 Gunpowder Rd: change zoning from Suburban Residential to Urban Residential to allow 284 multi-family condo units on 28 acres, with 10 acres in Florence, which has strict multi-family requirements. Lots of opposition as the area is surrounded by single family homes valued at $300-$350K. Condos will sell for $225-$250K. Traffic is the major concern as the state will only start consideration of widening Gunpowder this fall. This development does not comply with the 2040 Comprehensive Plan. Rationale: needed for empty nester affordable housing. Tech Committee: first vote 2-2; second vote 3-1 in favor. Final Action: Sept 4, 7pm 

Boone County – 1841 Holbrook Ln, end of Lariat Way: zoning change from Residential 1 to Planned Development to build 139 attached single family (24 single story, 115 multi-story) and 157 multi-family, multi-story units. All units will be rental. Only access is through the existing subdivision of homes valued at $400K to $500K. Requesting entity is the original single-family developer, under a new LLC, which had committed in writing to single family owners not to build multi-family. More than 40 spoke in opposition. Tech Committee: Sept 4, 5pm. Final Action: Sept 18, 7pm.

Boone County – 9692 Camp Ernst Rd: change of concept for single family subdivision to increase to 14 lots from existing 12. Tech Committee: Sept 4, 5pm. Final Action: Sept 18, 7pm.

County – Long Range Planning/Comp Plan Committee planning a website to inform the public. Public Meetings Series 1- Sep 6, 7, 25, 26, and 30. Public Meetings Series 2 – Nov 7, 19, 21, 25, and 26.

Local Government Zoning Amendment Proposals

County – Zone text changes for vehicle charging stations and gasoline filling stations. Public Hearing: Sept 4, 7:30pm.

Individual Requests

Boone County – 10637Dixie Hwy, Walton, behind the I-75 northbound rest area: change from Suburban Res to Urban Res to allow 312 multifamily units on 19 acres. Public Hearing: Sept 4, 7:30pm.

Boone County – 3005 Verona Mudlick Rd: change in concept and buffer limits to increase farm equipment storage on 2.06 acres. Public Hearing: Sept 4, 7:30pm.

Boone County – 10013-10033 Lakeside Dr, Florence (Mount Zion exit): change 1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive thru. This was considered before for a McDonald’s restaurant. Public Hearing: Sept 4, 7:30pm.
