Boone County – North side of Conrad Ln across from Carry Back Dr.: change 11.8 acres from Industrial 1 to allow 68 condo units in six buildings. Lots of opposition because the concept seems flawed. Other problems are multiple accidents on Conrad due to S curve, school buses already overcrowded, with kids unable to have a seat, a stream runs through the property and the north side of Conrad is zoned industrial.  Tech Committee deferred to yet to be established date. Final Action date unclear.

Boone County – 10855 Dixie Hwy: change of concept for 6.7 acres, with existing commercial building to increase by 6400 sq ft, and two buildings added, one 28,500 sq ft and the other 11,000 sq ft. Variance on buffer yard width to zero. Public Hearing: Feb 5, 7:30 p.m.

Boone County – 1681 Erlanger Rd, southwest corner of I-275 and Mineola Pike: change from Rural Suburban to Commercial 2 on 2.8 acres covering multiple existing lots to allow 6,000 sq ft restaurant and 2,800 sq ft drive-through restaurant. Public Hearing: Feb 5, 7:30 p.m.

Boone County – Frogtown Connector between Richwood Rd and Frontage Rd: amend the Zoning Map from Commercial 4 to Office 2 and then request a variance from Office to allow 4-story, 109-room hotel with buffer yard reduced from 20 ft to 4 ft. Public Hearing: Feb 5, 7:30 p.m.

Florence – 8534 US Highway 42: change of concept for .97 acres to allow different signage (same as adjacent McDonald’s) for Mike’s Car Wash. Florence indicated no concerns. Tech Committee approved unanimously. Final Action: Feb 5, 7 p.m.

Florence – 7303 Turfway Rd: change of concept to allow .56 acre to be used for a drive through-only coffee shop with variance for less setback and buffer yard. Public Hearing: Feb 5, 7:30 p.m.

Florence – 6809 Burlington Pike: change commercial status to allow .35-acre existing building to be a medical marijuana dispensary. Requires zoning map amendment and conditional use permit. Public Hearing: Feb 5, 7:30 p.m.

Florence – 7484 Turfway Rd.: Mexican restaurant Mi Cozumel, a Cincinnati chain, coming to Northern Kentucky.  Agreements on building materials, signage, access, and parking added as conditions. Tech Committee approved. Final Action: approved unanimously; goes to Florence.

Hebron – Airport exit, 571/572 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stop and stack (longer term) parking and add 2.02 acres of commercial parking. A traffic impact study is required including an accident report for the previous three years. Applicant is requested to meet with the county engineer and airport. A meeting waiver from the January 22 Tech Committee is suggested. Tech Committee: March 5, 5 p.m. Final Action unclear.

Belleview – 5856 Burlington Pike: change zoning from Surface Mining I3 to Agriculture 1 for 28.4 acres to yield 32.2 acres and allow one additional building lot for family member. No opposition. Tech Committee approved unanimously. Final Action: Feb 5, 7 p.m.

Local Government Zoning Amendment Proposals

New Board of Adjustment member from Walton approved.
