Planning & Zoning August 6

Planning & Zoning August 6

August 6, 2025

Boone County – North side of Hathaway Rd., between Big Bone Rd. and Enclave Dr.: change Rural Suburban zoning to reduce the number of single-family lots and eliminate access to Hathaway for the Woodvale Subdivision. Proposal had generated a lot of opposition from Bally Shannon and Woodvale residents, who cited increased traffic including construction through one street in Bally Shannon as well as increasing emergency response time. Applicants Fischer Homes and Drees Homes had been required to get a traffic impact study by KYTC. Final Action: withdrawn by applicant.

Boone County – 2063 Hathaway Rd.: zone change on 39.5 acres from single family to denser housing, 382 units, an increase from the previous proposal, the public hearing for which was postponed. Public Hearing: rescheduled, Sept 3, 7:30 p.m.

Florence – 8748 US Highway 42, northeast corner of US Highway 42 and Farmview Dr., adjacent to Publix: request by Bank of America to change parking requirements in the Concept Plan on one acre. Members questioned exterior materials, to use red brick façade. No opposition. Final Action: approved unanimously and goes to Union City Commission.

Florence – 8450 US Highway 42, northeast corner of US Highway 42 and Hopeful Church Rd.: change in Concept Plan for 3.8 acres to demolish existing, closed gas station, convenience store, and restaurant and build a 6,372 sq ft Wawa. Due to residents’ concerns, existing trees will remain, a solid privacy fence will be built, and deliveries are to use the Hopeful Church Rd. entrance. Final Action: passed unanimously and goes to Florence City Council.

Union – West side of US Highway 42: allow eating and drinking establishments on 21 acres of Union Promenade, with one parking spot for every three seats, reported as the national average, vs. the original requirement of one parking spot for every two seats, with Children’s Hospital allowing overflow parking in their lot. Final Action: approved unanimously and goes to Union City Commission.
