Local Government Zoning Amendment Proposals

Florence – City of Florence requests an amendment to county zoning regulation, with potential impact on Long Range Plan; relates to allowing fences on corner lots. Final Action: passed unanimously.

County – Zoning changes to allow cannabis businesses, distance regulations relative to schools and churches. Final Action: passed unanimously. Note: Boone County and Walton will not allow cannabis sales. Florence and Union will use November 2024 general election ballot to decide.

County – Zoning text changes for vehicle charging stations and gasoline filling stations. Public Hearing: 7:30pm Sept 4.

County – Long Range Planning/Comp Plan Committee Meeting is planning a website to inform the public. Public Meetings Series 1: Sep 6, 7, 25, 26, and 30. Public Meetings Series 2: Nov 7, 19, 21, 25, and 26.

Individual Requests

Hebron – Airport exit, 571/527 Hunter Rd: change from several commercial uses to C3 for all 9.54 acres to allow converting 7.52 acres to truck stack (longer term) parking and add 2.02 acres of commercial parking. A traffic impact study is required. Result: withdrawn.

Boone County – Southwest termination of Man O War, Richmond Rd.: change from Public Facilities on land originally controlled by St. Elizabeth to Single Family Residential, 16 acres/34 houses. Final Action: passed unanimously.

Boone County – 3331-3333 Mineola Pike (remaining houses along Mineola): Corporex requests change from Rural Suburban Residential to C2 Commercial for 5.7 acre/37,300 sq ft/6 buildings. Multiple reductions in setback from 50-60 ft to 10 ft. Two pages of conditions but, generally, lights less than 30 ft in height; previous business closure by 10pm removed; previous gas station not mentioned, two or fewer drive-thru restaurants remains; no vehicle sales, service, rental; no funeral; no hotels; no multi-family; no storage; no pawn shops. Final Action: passed unanimously.

Boone County –10637 Dixie Hwy (behind the I-75 northbound rest area): change from Suburban Residential to Urban Residential to allow 312 multifamily units on 19 acres. Public Hearing: 7:30pm Sept 4.

Boone County – 3005 Verona Mudlick Rd.: change in concept and buffer limits to increase farm equipment storage on 2.06 acres. Public Hearing: 7:30pm Sept4.

Boone County – 10013-10033 Lakeside Dr (Mount Zion exit): change 1.2 acres of the mobile home park to Commercial and reduce buffer distances to allow eating and drinking establishment with drive thru. This was considered before for a McDonald’s restaurant. Public Hearing: 7:30pm Sept4.

Boone County – Terminus of Sherwood Lakes Dr. (off Mount Zion): change of concept from present Residential 1 to allow 162 multi-family units on 13.8 acres. Adjacent to single family subdivision. Two opposed. Rationale: needed for affordable housing. Tech Committee: 5pm Aug 21. Final Action: 7pm Sept 4.

Florence/Boone County – 9104-9108 Gunpowder Rd.: change zoning from Suburban Residential to Urban Residential to allow 284 multi-family condo units on 28 acres, with 10 acres in Florence. Lots of opposition as the area is surrounded by single family homes ($300-$350K). Condos will sell for $225-$250K. Traffic is the major concern since the state will start consideration of widening Gunpowder this fall.  Rationale: needed for empty nester affordable housing. Tech Committee: 5pm Aug 21. Final Action: 7pm Sept 4.
