All of Boone County –Additions and amendments to Zoning Regulations defining terms and requirements for commercial parking, mostly short term, to mitigate traffic safety problems caused by commercial truck parking. Public Hearing Nov. 5, 7:30 p.m.

Boone County & Union – 2063 Hathaway Rd: zone change for 39.5 acres from single family to denser (382) housing units: 88 paired patio homes and 294 townhouses in 22 buildings, all to be sold, no rentals. This density is larger than approved in the 2040 Master plan. These homes are to be manufactured as newly allowed by state law. Other issues include: 1) moving entrance and KYTC traffic study; 2) reducing setback from Hathaway; 3) insufficient parking; 4) rear of buildings face Hathaway, causing need for screening fences; 5) preservation of creek and ponds, tree cover and open space; 6) entrance needs to be public with sidewalks; 7) state will widen Hathaway later. Part of the plot is in Union and Union would annex remainder into the city but opposes manufactured housing and density. Tech Committee indicated the density is too high for Hathaway Rd. Final Action: Denied, as suggested by all previous reviews, for being too dense.

Florence – 4999 Houston Rd: change planned concept for part of the shopping center parking lot (1.55 acres adjacent to Houston Rd) for restaurant with drive though. Public Hearing Nov 5, 7:30 p.m.

Florence – 7454 Turfway Rd: Spark by Hilton requests a 675 sq ft mural on one side and a 603 sq ft mural on another side of building. Tech Committee Oct 15, 5 p.m. Final Action Nov 5, 7 p.m.

Boone County – Approximately 781 Weaver Rd: change 4.2 acres to Planned Unit Dev, Suburban Residental2 to allow 33 detached single family homes of 1300-1600 sq ft, with 2 or 3 bedrooms, valued at $265K-$299K, targeted to empty nesters. Sidewalks on both sides of the street raised question of emergency vehicle and school bus access. Resident from neighboring subdivision challenged if sewer connection and flow were feasible. Tech Committee Oct 15, 5 p.m. Final Action Nov 5, 7 p.m.

Boone County – 2581 Longbranch Rd: change 78 acres from Agriculture to Planned Unit Dev, Suburban Residential1 for 882 dwelling units: 113 townhomes, 110 patio homes, 259 condos and 400 apartments. Access is through Bally Shannon to Hathaway.  Boone County Schools indicated it would be a hardship given local capacity is maxed out. Bally Shannon residents questioned density of construction traffic given Bally Shannon is still being constructed.  Sidewalks are planned for only one side but would need to be both sides. Developers used low density in Bally Shannon to make their density appear lower. Tech Committee, Oct 15, 5 p.m. Final Action Nov 5, 7 p.m.

Florence – 8577 Dixie Hwy: UDF requests zoning changes on small portion of existing lot and having the whole parcel to be Commercial 1 allowing eight pumps for a filling station. Existing building is to be demolished and replaced with a 6300 sq ft building. UDF response to Wawa currently under construction.  No opposition. Tech Committee Oct 15, 5 p.m. Final Action, Nov 5, 7 p.m.

Future Zoning Considerations

Boone County and Union – Terminus of Westfield Ln, Union, plus 9944 Old Union Rd plus Hathaway across from Meirman Rd: collect parcels 16, 36, 2, 7, and 74 into a single plot according to the Union Town Overlay, resulting in two subdivisions, one with 178 detached single-family homes and one with 241 detached single-family homes. Public Hearing Oct 15, 7 p.m.
