All of Boone County – Additions and Amendments to Zoning Regulations defining terms and requirements for commercial parking, mostly short term, to mitigate traffic safety problems caused by commercial truck parking. Separates present commercial parking and freight parking, allowing freight parking with conditions in C3, I1, I2, and A. No public input at hearing. Final Action: approved unanimously.

All of Boone County – Qualified Manufactured Housing. The state legislature has passed a law (HB 160) stating a qualified manufactured home can be built on any lot in any subdivision for single family homes. Specifications do require a foundation. To be exempt, HOAs must specify the newer term “Qualified Manufactured Housing” cannot be built in the subdivision. The terms “trailers or mobile homes” are not allowed and don’t limit. The Tech Committee is to draft amendments to manage this law change across the county. Public Hearing: Jan 7, 7:30 p.m.

Florence – 4999 Houston Rd., next to Texas Roadhouse. Change planned concept for part of the shopping center parking lot (1.55 acres adjacent to Houston Rd) for restaurant with drive though. No opposition. Commission questioned access, lighting, and building materials. Final action: approved; goes to Florence City Council.

Florence – 7276 Burlington Pike. Alter original concept plan on .47 acre to allow C-2 business, with the initial intent to have a jewelry store. Tech Committee: Dec 17, 5 p.m. Final Action: Jan 7, 7 p.m.

Florence – 6808 Burlington Pike, formerly Frisch’s. Change Development Plan to allow demolition of the existing restaurant to build a convenience store with seven gasoline pumps. Public Hearing: Jan 7, 7:30 p.m.

Boone County – Approximately 781 Weaver Rd. Change 4.2 acres to Planned Unit Dev, Suburban Residental 2 to allow 33 detached single-family homes: 1300-1600 sq ft, two and three bedrooms, $265K-$299K, targeted to empty nesters. Sidewalks on both sides of street raised question of emergency vehicle and school bus access. Resident from neighboring subdivision challenged whether sewer connection and flow would be adequate. Tech Committee: deferred to Jan 21, 5 p.m. Final Action: Feb 4, 7 p.m.

Boone County – 2581 Longbranch Rd. Change 78 acres from Agriculture to Planned Unit Dev, Suburban Residential 1 for 882 dwelling units: 113 townhomes, 110 patio homes, 259 Condos, 400 apartments. Access is through Bally Shannon to Hathaway. Boone County Schools indicated it would be a hardship given local capacity is maxed out. Bally Shannon residents questioned density of construction traffic given Bally Shannon is still being constructed. Sidewalks planned only one side but would need to be both sides. Developers incorporated Bally Shannon’s low density to make the new development’s density appear lower. Must await KYTC study results. Tech Committee: details unavailable but evidently approved. Final Action: Feb 4, 7 p.m.

Boone County – 1731 Jones Cir, formerly Frisch’s. Alter original concept plan for 1.4 acre to allow demolition of restaurant to allow 4375 sq ft car wash. Tech Committee: Dec 17, 5 p.m. Final Action: Jan 7, 7 p.m.

Boone County – 3331-3345 Mineola Pike, between US Playing Card and Olympic Blvd. Alter zoning for 9 acres from rural suburban and Industrial 1 to R-3 Planned Development to allow multi-family housing. Tech Committee: Dec 17, 5 p.m. Final Action: Jan 7 7 p.m.

Boone County – 4805 Aero Parkway, eastern edge of airport. Amend zoning from Airport to Industrial 1 for 15 acres owned by the county to develop a parking lot (perhaps for freight parking just passed). Public Hearing: Jan 7, 7:30 p.m.
